Step 1: Do Your Homework

Step 2: Set Your Budget

Notice we’re talking about your budget—not just what a lender says you can afford. In many cases, a mortgage company will approve you for more than you’re truly comfortable spending each month.

Before speaking with a lender, determine the payment range that feels right for your lifestyle. Take an honest look at your full household budget and how things might change once you own a home.

Step 5: Find the Right Home

This should be one of the most enjoyable parts of the process (other than moving in). We’ll line up showings for homes that match your goals, budget, and must-have list—and give you honest feedback on each one.

As you walk through, take notes on what you like and don’t like, and pay attention to how the home feels. Flip light switches, open and close doors, and run faucets to get a real sense of the space and its condition.

Don’t stop at the front door. Take the time to explore the neighborhood, notice the traffic at different times of day, check the parking, and see how close you are to day-to-day essentials like schools, parks, and grocery stores.

Step 6: Make a Strong, Strategic Offer

Once you’ve found the right home, we’ll help you craft a smart offer based on recent comparable sales, current demand, and the seller’s situation. Depending on the market, a winning offer might be below, at, or above the list price—but price is only part of the strategy.

We’ll walk you through terms, contingencies, timelines, and risk so you know exactly what you’re signing and why. If the seller counters, we’ll advise you on options and negotiate on your behalf to protect your interests and maintain competitiveness.

Once both sides agree on price and terms, you’ll be in contract and the home will move into escrow.

Step 7: Have the Home Inspected

Most offers include an inspection contingency so you’re not buying blind. We’ll help you schedule a trusted inspector shortly after your offer is accepted.

During the inspection, you’ll get a clear picture of the home’s condition—structure, systems, and any major repairs on the horizon. If everything looks good, we’ll move forward to the next step. If significant issues come up, we’ll advise you on your options: renegotiate, request repairs or credits, or walk away and protect your deposit.

Step 8: Finalize Your Loan

With an accepted offer in place, it’s time to lock in your financing. You’ll reconnect with the lender who pre-approved you and review your loan options based on your financial profile and goals.

You can compare fixed-rate and adjustable-rate loans, as well as different term lengths (such as 15- or 30-year terms), and any special programs you qualify for, like VA or FHA loans.
